Interesting Buyer Survey...

Coldwell Banker Real Estate in NHOur Coldwell Banker Corporate office recently conducted a survey among 150 real estate offices nationwide regarding the concerns and intentions of today's first time homebuyers. The results were very interesting... The survey showed that first-time home buyers are primarily concerned with affordability when choosing a new home, but their expectations may be too high relative to their current financial buying power. While nearly half of the respondents reported that affordability was the No. 1 concern for this group, 81 percent said today's first-time home buyers consider move-in conditions to be very important when searching for homes. In contrast, only 7 percent are looking to purchase "fixer-upper" homes that they could buy at a lower price and renovate themselves. Real Estate Survey- First Time Homebuyers
"In the past, first-time home buyers were willing to purchase older, more basic houses in an effort to save money and break into homeownership," said Jim Gillespie, president and chief executive officer, Coldwell Banker Real Estate, LLC. "Today, this group has greater home expectations because they have grown up more accustomed to their parents' lifestyles."
First time home buyers- NH Real EstateSurvey findings also suggest that first-time home buyers worry more about credit ratings and approval than they did a decade ago, but less about down payments. This may be because they have saved money themselves, or have received additional support from parents to help their first-time home purchase.
Additional key findings from the survey include:
  • 71% of brokers noted that first-time home buyers are looking for larger homes than they were 10 years ago.
  • According to 41% of the respondents, proximity to job is the No. 1 attribute first-time home buyers are looking for in a home.
  • 35% of the survey respondents said "investment" is the No. 1 reason first-time home buyers are making their purchase.
  • 46% of the survey respondents reported that first-time home buyers look at 5 to 10 homes, on average, before making a purchase.
I suppose there are few surprises here but there clearly is a change in how the younger, first time buyers view their home purchase as compared to even 10 years ago.

Commentary:

The sales are still consistent for the North Conway NH area...no major swings up or down for the 4th week in a row.

Because there IS so much "spin" out there regarding real estate sales in general I can understand why most of the public is wary of any positive real estate reports. I don't blame them at all. The nightly news certainly keeps reminding us that the real estate market is in dire straights but as the old saying goes" All real estate is local".

We aren't "flying as high" as we were a few years ago but I think we all knew that wasn't going to last--nor should it. But this area truly is much more "insulated" than most due to our heavy tourism industry and the second home/vacation home market. Most tourism areas have one or maybe two seasons...the ocean communities obviously have the summer season and the Colorado mountain communities primarily have the winter season. Here in the Mt. Washington Valley we have the winter season with all our area ski resorts, the fall season with the White Mt. fall foliage and the summer season with all the camping/hiking/boating in the White's. The chamber in town uses the phrase, " Every Season a Reason to Return" and that is actually quite true.

So, not spinning here but I think it is fair to say your investment in the North Conway NH area is more stable than most areas.

Commentary:

Last week I commented on the drop ( by nearly $100,000 ) in the average sold amount and this week we are back to the typical homes sold average of $230,000...the data when viewed on a week to week basis can give the wrong impression without perspective. 31 homes sold last week...people are still looking and still buying. In fact the smart people know to buy when everyone one else is selling and to sell when everyone else is buying. It is NOT imperative to wait until the proverbial "bottom of the market". Did you know that rates have only been lower than this months 30 year fixed rate 48 out of the past 447 months? Buyer's need to remember that an increase in mortgage interest rates directly offsets any savings that they might realize by a reduced purchase price. You saved 8 bucks? So you waited six months and saved a whopping $35,000 in the purchase price....BUT...you only saved $8 bucks from your mortgage payment. There is a balance to consider of course but this example hopefully will make some buyers consider how the "waiting game" is REALLY treating them.

Interesting drop on the average and median sold amounts for last week...a rather major drop of nearly $100,000 from the prior week. It needs to be remembered that when viewing data week to week you can jump to conclusions that aren't based on reality so although it is a rather large change it could also mean that coincidently more mobile homes sold last week ( as an example) Still, it is worth watching this and see where it continues to trend...

NH Real Estate Report - July 27th to August 2, 2008 Carroll County, NH and Oxford County, Maine

Commentary:

In 2007 for the same time period 39 homes were sold (compared to 29 this year) and in 2006, 43 homes were sold for the same time period. Are things slower this year? Of course, but is it at the crisis stage that the media loves to preach? Absolutely not. The North Conway real estate market is handling things well considering some of the more affected areas in the country. We are fortunate because we are somewhat 'insulated' from typical market changes due to the fact that we are a tourism area and we offer a lifestyle with our White Mountain living that makes us a desirable location. 'They aren't making any more mountains', so we are fortunate to have this incredible "amenity" in our real estate market.

So, 29 homes sold in just one week in the North Conway area of the White Mountains....no housing crisis here.
