Why We Love Habitat for Humanity

 

As part of the real estate industry, our REALTORS® and staff know just how important adequate housing is, and how it affects our lives. We believe that everyone should have access to affordable housing, which is one of the reasons we believe in Habitat for Humanity. "Habitat for Humanity was founded on the conviction that every man, woman and child should have a simple, durable place to live in dignity and safety, and that decent shelter in decent communities should be a matter of conscience and action for all." Furthermore, Habitat for Humanity is "a hand up, not a hand out".

On May 7th, members from our office joined MWV Habitat for Humanity's Womens Build Day in Tamworth. Joined by members of the community, the women were able to completely frame all the exterior walls of the home, in just one day! Working alongside the future homeowner and community members was extremely rewarding. If you missed it, don't worry! Community members join together each Thursday to continue work on the home.

How else can you help? Shop! Habitat for Humanity hosts a few yard sales a year to help raise funds to purchase land and build houses. The next event is Friday June 3rd and Saturday June 4th at Attitash Bear Peak in Bartlett, New Hampshire. You may also donate household items for the Yard Sale!

    How Listing Price is Determined

     

    When it comes time to list your home, you might be confused on how exactly a real estate agent comes up with a suggested listing price for your property. The answer? A Comparative Market Analysis, or a “CMA”, as it is more commonly known in the real estate a world. So what exactly is a CMA?

     

    A CMA compares your property with other like (comparable) properties that are currently on the market, have sold, or even expired from the market. This data can be collected from the Multiple Listing Service, and helps your agent gain an overall view of market conditions in your area. There are many factors that go into determining the potential listing price for your property, such as condition and location. A home in the middle of town might be priced higher than a home far away, depending on which location buyers find more desirable. If your home is in need of maintenance, such as a new roof or landscaping, your agent may suggest listing your home for less to account for the needed repairs. 

     

    Pricing your home correctly is key. If you are looking to achieve a quick sale, your agent might suggest placing the property on at a lower price to gain more attention. If your home is priced too high, it is possible your property will not sell quickly, and you might have to reduce the price down the road.
